We have a lot of responsibilities as appraisers, but above everything we answer to our clients. Typically, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers have certain duties of privacy to their clients, plus many rules and regulations controlling with whom we share information. So, as a homeowner, if you would like to obtain a copy of the appraisal document, you generally have to get it through your lender and not the appraiser.

Other responsibilities include accurate figures appropriate to the parameters of the report, attaining and keeping a respectable level of competency and education, and of course, the appraiser must behave in a professional manner.
